In my last column, I said I would explain some of the best ways to get great results when selling. Let’s talk about “The 4 P’s”. It’s the way I prepare homesellers, and always gets great results. (My most recent listing sold in 12 days, with 3 offers, for $37,000 more than another broker quoted!)
#1, “Planning”- Before jumping into selling your home, you should have a good idea of where you will be moving to along with a basic knowledge of the area pricing. Your Realtor will guide you through this process, focusing on finding what is most important to you. #2, “Prepping”: To attain the best price, a home should be in its’ best condition just before going on the market. Your Realtor can offer great suggestions on where to spend money for the best return. Certain improvements not only increase your chances of a sale, but also lessen the amount of time on the market. And #3, the all-important “Pricing”- Working with your Realtor in analyzing the current market offerings, recent sales and overall market “climate” will help you properly position your home to reap the highest possible sales price in the shortest amount of time.
